Permit lookup in reports

Inspector Studio can search public permit records for a property directly from within the report editor. This is particularly useful for Wind Mitigation reports, where the roof permit number and approval date are required fields, and for general awareness of what work has been permitted at the property.

Where to use permit lookup

Permit lookup is available from within the report editor. In the relevant section (typically Roofing for Wind Mit, or the property info section), look for the Look Up Permits button or the permit search field.

Searching for permits

1. In the report editor, click Look Up Permits in the relevant section.

2. Inspector Studio searches public permit records for the property address automatically. If a search is required, confirm or refine the address and click Search.

3. Results appear as a list of permits — each showing the permit type, issue date, permit number, and status.

Using permit results in the report

From the permit search results, you can:

• Select a permit to attach it to the report. The permit number, date, and type populate the corresponding report fields automatically.

• Attach the permit document (if one is available) directly to the relevant report section as a supporting document.

When no permits are found

If no permits appear in the search results, it may mean:

• The property is in a jurisdiction whose records are not in the system.

• The work was done without a permit (note this in your report if relevant).

• The permit was issued under a different address format — try a variation of the address.

If permits are not found, leave the permit fields blank or note "Not found in public records" as appropriate for your report format.

Availability by jurisdiction

Permit data is pulled from public records databases and is not available for every county or municipality. Coverage is strongest in areas with digitized public permit records. If you regularly inspect in a jurisdiction where permit lookup does not return results, contact support to inquire about coverage.

Wind Mitigation and permit documentation

For Wind Mitigation forms, documenting the roof permit is important — it affects the compliance rating for the roof covering. Use permit lookup to pull the correct permit number and attach the permit record to the Roofing section of the Wind Mit form.
