Reinspections
A reinspection is a follow-up visit to verify that deficiencies identified in an original inspection have been corrected. Inspector Studio's reinspection workspace is designed specifically for this workflow — it shows you the original findings and lets you mark each one as corrected, still present, or unable to verify.
When to use a reinspection
Reinspections are typically requested by a buyer or their agent after a seller completes repairs following an initial inspection. You return to the property and check the specific items that were called out as deficiencies.
A reinspection is a separate inspection from the original — it has its own booking, report, and invoice.
Creating a reinspection
A reinspection starts as a new booking. When creating it:
Link it to the same property as the original inspection.
Select a service that represents a reinspection (for example, "Reinspection" or "Repair Verification").
When you create the report for this booking, you will have the option to Create as Reinspection and link it to the original report. This loads the reinspection workspace.
Using the reinspection workspace
The reinspection workspace shows all the deficiencies from the original report in a checklist. For each deficiency, you record one of the following outcomes:
Corrected — the repair was made and the condition has been addressed.
Still Present — the condition was not repaired or the repair is inadequate.
Unable to Verify — you could not access the area or the repair could not be confirmed visually.
You can add photos and notes to each item to document what you observed.
Original report content is locked
When working in a reinspection report, the original report's content is preserved and locked — you cannot change the original findings. The reinspection records new observations alongside the originals. This keeps the historical record intact.
Publishing a reinspection report
Publish the reinspection report the same way you publish any report. The published reinspection report shows the original deficiencies alongside your updated findings so the customer can see the before-and-after clearly.
Customer portal view
In the customer portal, reinspection reports show declined or unaddressed items filtered out by default, so the customer sees the clean result of what was verified. They can still access the full detail if they want it.
