Roof Certification form
A Roof Certification report is a written statement by a licensed inspector or roofing professional attesting that a roof has a certain remaining useful life. Insurance carriers commonly require it for homes with older roofs before issuing or renewing a homeowner's policy.
When a Roof Certification is needed
An insurance carrier may require a Roof Certification when:
The home being insured has a roof that is 15–20 years old or more.
The roof is of a type the carrier considers higher risk (flat roofs, wood shake, etc.).
The carrier wants confirmation that the roof will not need replacement in the near term.
The customer or their insurance agent will request the inspection and specify what the carrier needs.
Creating a Roof Certification report
Open the booking.
In the Reports section, click Create Report.
Select Roof Certification as the report type.
Click Create.
What the form covers
The Roof Certification form is shorter and more focused than a full 4-Point or standard report. It typically includes:
Roof covering type — material (asphalt shingle, tile, metal, etc.)
Estimated age of the roof covering — in years, or the year it was installed if known
Estimated remaining useful life — typically expressed as a range (for example, "3–5 years" or "10+ years")
Current condition — a rating of the overall condition (Good, Fair, Poor)
Deficiencies noted — any specific problems observed (missing shingles, damaged flashing, signs of leaks)
Inspector's certification statement — a declaration that the roof was inspected on the stated date and the findings above represent its condition
Photos
Include photos of each roof elevation and any deficiencies noted. Carriers often require photos to accompany the certification.
What "certified" means
A Roof Certification does not guarantee the roof will last for the stated period — it is a professional opinion based on observable conditions at the time of inspection. Make sure your certification language reflects this clearly to manage customer and insurer expectations.
Publishing and delivering
Publish the report and share the PDF with the customer or their agent for submission to the insurance carrier. The Roof Certification does not require customer signature.
