Creating a booking

A booking is the central record for an inspection job. It holds everything related to a single inspection — the customer, the property, the date, the services ordered, the fees, agreements, reports, and payment. Here is how to create one from scratch.

Starting a new booking

  1. Click Bookings (or Inspections) in the left navigation.

  2. Click New Booking.

  3. Inspector Studio opens a step-by-step creation flow. Work through each step in order — you can go back and change anything before you save.

Step 1: Customer

Search for an existing contact by name, email, or phone number. If the customer is new, click Create New Contact and fill in their details.

You can attach multiple contacts to a booking. This is useful when a buyer, seller, and agent are all involved — each can be linked with a different role (buyer, seller, agent, referral source, etc.).

Step 2: Property

Enter the property address being inspected. Inspector Studio will attempt to look up the address and auto-fill details like square footage and year built from public records. Review and correct these if needed.

The property record is separate from the contact — the same property can appear on multiple bookings over time if it has been inspected before.

Step 3: Services

Select the inspection services for this booking. Services are set up in Settings → Services & Pricing. Each service has a name, description, and base price. You can adjust the price for this specific booking if needed.

Add-ons are optional extras that can be attached to a service — things like a radon test or sewer scope. They are listed under each service.

Tip: You can add or remove services after the booking is created. You are not locked in here.

Step 4: Scheduling

Pick the date and time for the inspection. The calendar shows your inspectors' availability so you can find a slot that works. See Scheduling and rescheduling for more detail on how the calendar works.

Step 5: Review and save

Review all the information you have entered. If everything looks right, click Create Booking. The booking record is created immediately and you land on the booking overview page.

After creating the booking

From the booking overview you can:

  • Assign an inspector (if you did not during creation).

  • Add fees, agreements, and attachments.

  • Generate and send an invoice.

  • Start building the inspection report.

  • Send a confirmation message to the customer.
